I recently sat down with Deborah on the “Real Deal on Real Estate” to ask her about her life, and her business “Upstaged Interiors.” I ended up walking away with more than I thought, as she gave listeners valuable tips to prepare their home for the market.

Debi is an Interior Designer, Home Stylist, and Air BNB Specialist living in Nayarit, Mexico.  She’s also one of Puerto Vallarta’s Women of Influence who has a passion for Mexico living, helping others in her community, and supporting her clients.

5 easy tips to get your home market ready

 

  1. Remove clutter

Debi calls clutter room dandruff.  She recommends clients thoughtfully detach and remove visual clutter like personal photos, degrees, and religious items to create a more neutral visual experience for potential home buyers. According to Debi, the bottom line is all clutter must-go!

  1. Make sure to have a “No, See Em” drawer

This is the drawer that Debi says helps you be ready to show your home on a moment’s notice.  Just Imagine your realtor calls up and says, “Hi I am in the neighborhood, and I’d like to show your home” I recommend as a Realtor, please say yes and then simply follow Debi’s handy tip to swipe right and swoosh any clutter into an invisible no see’em drawer. This helps your home look neat and very presentable to buyers.

  1. Clean out closets!

According to Debi, closets are important!  Debi suggests removing, boxing, and clutter from closets. It’s as easy as packing up as much of your clothes (especially the ones you don’t use, or any oversized grad dresses for example) to make your closet seem very spacious.  Let’s face it, women want big closets.

If you don’t clean out your closets, you are missing a major opportunity to show off this critical space.  Recently, I had a client looking to buy a home and he asked for two parking spots, a big kitchen, and big closets.  This was his wish list, so clearly closets are a factor.

  1. Art matters: opt for one larger piece of art over several smaller pieces.

Having one larger piece of art over several small pieces might not be something you think of when designing a room for resale, but it provides a more unified and harmonic aesthetic. It’s less distracting visually overall.  This is one of my favorite tips from Debi’s interview because art is very personal. After all, we are selling the space and not the art.

  1. The master bedroom is the second most important room to stage, after the living room.

It is crucial to stage the master bedroom.  The primary bedroom is one of the biggest selling features of a home. It’s a place we find true rest in our busy worlds, and it’s a trusted sanctuary of intimate space.

It’s Debi’s favorite room to style and the results in her past home sales speak for themselves. She recommends a simple and tranquil space with minimal objects, neutral colors, and calm paintings. Oh, and one last pro tip from Debi is simply to keep in mind that good sheets are an absolute must!

 

Is home staging worth the cost?

According to Deborah, the investment of home staging varies based on the square footage of your home, and your own tailored plan, but we can all agree that home staging is an effective and comprehensive marketing strategy designed to help you get more for your home and quicker.  In my experience, hiring the right interior designer is worth the investment.

As a professional Realtor, I love to see my clients maximize their results.  It’s important to achieve outcomes like hassle-free, ethical real estate transactions, homes that spend less time on the market, and also bring the highest sale price… doesn’t that sound perfect?

It’s important to heed your realtor’s advice. Frankly speaking, I appreciate clients who are coachable, flexible, and savvy in their approach.  Don’t make the mistake of taking a home sale for granted, Inevitably, sometimes home staging is necessary.  Did you know that professional home staging can help buyers visualize themselves in a particular home while also supporting properties to garner higher prices than non-staged homes, according to the Real Estate Staging Association?

In a recent survey by the National Association of Realtors, more than 25 percent of Realtors said staged homes sell faster.

The National Association of Realtors’ 2023 Profile of Home Staging, based on a survey of nearly 2,000 Realtors across the U.S., reveals some eye-opening stats about the power of staging.

  • 81 percent of buyer’s agents said staging made it easier for their clients to visualize the property as their home.
  • 51 percent said staging affects most buyers’ view of the home.
  • 27 percent of sellers’ agents said staged homes spent less time on the market.
  • 23 percent said they staged all client homes before listing them for sale.
  • 20 percent of all agents said that home staging increased a home’s value by up to 5 percent. 14 percent said it increased value by up to 10 percent.
